The first step is contacting the office to register as the new owner of the property. You will need to provide the property deed and complete registration forms.
No, short term rentals are not allowed.
Stick built homes and modular homes are allowed. Tiny homes, mobile homes, campers, trailers, barndominiums are not allowed.
There is a strict process that must be followed for all new builds. Please contact the office and we will be happy to review this process with you and provide the needed information.
Pocono Springs is a private gated community, with two gates. You must be an owner or a guest of an owner to have access into the community.
All passes are requested by calling Public Safety at (570) 676-4400, please have your pin # ready. Let them know your guest's name, when they are arriving, and how long they will need a pass for. (This process also applies to deliveries like, Instacart, Door Dash, Walmart same day delivery, Home Depot, Lowes, etc.)
Our community is serviced by the North Pocono, Wallenpaupack, and Western Wayne School Districts.
Once you have registered with your post office (see below), they will assign you a mailbox that is within the community mailbox cluster near your home. They will also give you a key to access your mailbox.

Gouldsboro Properties: Gouldsboro post office requires you to be a full time PSCA resident and have a letter from our office in order to receive a mailbox. You must present this letter along with your deed. (This is per the Gouldsboro post office requirements.)

UPS and FedEx typically deliver packages directly to your door.
USPS typically delivers small packages to your mailbox, and some larger packages will be placed in one of the mailbox lockers that are located with the community mailboxes.
Newfoundland Properties: Packages too large for the mailbox or locker, USPS will place a package tag in your mailbox and the package will be brought to the PSCA Office. Bring the package tag to our Public Safety Office at the Front Gate and they will give you your package.
Gouldsboro Properties: Packages too large for the mailbox or locker, USPS will deliver it directly to your door.
Yes! PSCA is bordered by State Game Lands, which provides home to many types of wildlife! Most commonly seen are deer, wild turkey, bald eagles, and red tail hawks.
Not seen as often, but still around are black bears, racoons, porcupines, fox and coyotes.
While these are all fun to look at, we ask that you do not feed the wildlife.
This includes your garbage! Many of these animals will not hesitate to get into garbage, please do not leave any garbage outside unattended or overnight!
There are two trash compactors in the community for regular household trash. One is located near the front gate, and the other is located near the back gate. *Please note the compactors are for regular household trash only! Prohibited Items: Please refer to the posted signs at the dumpsters, or call the office to confirm*
All homeowners* in good standing are given two free bulk drop offs a year.
An appointment must be made with the PSCA office at least a day in advance.
Appointments are available Monday - Friday at 9am & 3pm.
*Bulk drop offs are only offered to those who own a home in PSCA and the bulk items must be from the home located within the community, outside items are not permitted.
Our Maintenance staff plows and treats the roads as quickly as possible during winter weather. Property owners are responsible for clearing their own driveways and properties.
Many outside projects require a PSCA permit, and often will also require a township permit.
In the PSCA Documents section, there is a list of required permits and fees. If you do not see your project listed, or are uncertain, please contact the PSCA office.
When an HOA property is being sold, a Resale Certificate is to be obtained by the seller and presented to the buyer prior to closing. This is required per the Uniform Planned Community Act, and can be referenced on the Pennsylvania Attorney General's website.

Amenity badges are required to access the community amenities, such as the pool, lake, playground areas, to attend events and meetings. An amenity badge is required per person for anyone over the age of 5 years old.
To receive your badges for the current season, you must be in good standing and pick them up from the PSCA office.
The pool is located on Recreation Island. The pool is open Memorial Day weekend through Labor Day.
Pool is open seven days a week.

Yes, any children aged 13 and under must be accompanied by an adult at all times while in the pool area. And any child aged 5 and under must be accompanied by an adult when in the pool.*CAUTION: NO LIFEGUARD ON DUTY*
Yes! There are two playgrounds. One is located on Recreation Island next to the pool area, and the other is located on Cobblewood Rd across from the mailbox pavilion.
Yes, PSCA follows the rules and requirements of the PA Fish and Boat Commission. They require a valid Pennsylvania fishing license of persons age 16 and over.

No, swimming is not permitted in the lake.
Kayaks, canoes, pedal boats and small fishing boats are welcomed on the lake!

Yes! There are boat racks located near the causeway on Recreation Island.
Boat rack spots are limited, so you must register and pay at the PSCA office to reserve your spot.
Yes. All recreational vehicles must first be registered with the Public Safety Department before they are allowed to be used within the community. Please see the PSCA Rules and Regulations for further information on recreational vehicles.
